The land has been designed as the perfect wildlife habitat.  The property is currently enrolled in CREP (Conservation Reserve Enhancement Program) through the Maryland Department of Natural Resources.  This allows the owners of the property to qualify for tax rebates and incentives that are equal to what would be received in rent by farmers leasing the land for crops.  Instead of leasing the land, qualified owners pledge to keep the land fit for wildlife habitats.

There is a private lane lined with blue bird houses that meanders through fields to the farm house and outbuildings.  The property has a Southwestern exposure and waterviews are possible from most rooms in the house.  A pier is also part of the property.  The water also has Chesapeake Bay access in that Church Creek empties into Fishing Creek, then the Little Choptank River and finally, the Bay.
